Mago Point Parking Lot Improvements

Project Scope
Haley Ward provided surveying, site engineering, land use permitting and design services for the Mago Point Parking Lot Improvements project in Waterford, Connecticut. Located near the State of Connecticut’s popular boat launch, this project transformed a sandy, unstructured overflow parking area into a modern, functional lot accommodating both passenger vehicles and trucks with boat trailers.
Because the site serves both recreational users and boaters, the layout presented unique design challenges. Haley Ward developed a plan that effectively separates traffic patterns for cars and trailers while maintaining safe circulation and adequate turning radii for large vehicles towing boats. The design also incorporated new sidewalks and improved pedestrian access around the perimeter, meeting the area’s stricter zoning requirements for 8-foot-wide walkways.
Site lighting and future electric vehicle (EV) charging infrastructure were designed in collaboration with van Zelm Engineers. Given the site’s proximity to the water, all electrical components were elevated above the base flood elevation to meet safety and code requirements. A small, raised pedestal was designed to support electrical connections and future EV charging capability.
Permitting coordination was a key part of this project, requiring review and approval from both the Town of Waterford and the Connecticut Department of Energy and Environmental Protection (CT DEEP), which oversees the adjacent boat ramp. Construction is ongoing and is expected to conclude in 2025.
This project highlights Haley Ward’s continued expertise in designing infrastructure within coastal and floodplain-sensitive environments across Connecticut. By integrating resilient design solutions with forward-looking infrastructure, the project enhances both functionality and environmental stewardship in a high-use waterfront area.
