Project Scope
Haley Ward provided civil engineering, land use permitting, and land surveying services for Overland Crossing Apartments, a 108-unit residential development in Brookfield. The project includes four apartment buildings, along with a clubhouse and resident amenities. While primarily market-rate, 22 of the units are offered at affordable housing rates, helping to address the growing demand for diverse and attainable housing options in the area.
Haley Ward provided a full range of services for the project, including civil engineering, land use permitting, and land surveying. Our team began work in 2019 and remained involved through project completion, supporting the development from early planning stages to final construction.
The project presented several challenges that required thoughtful coordination and technical expertise. The presence of on-site wetlands required careful design and permitting considerations to balance development goals with environmental protection. In addition, significant areas of ledge rock required blasting to prepare the site for construction. The project timeline was also impacted by delays related to the COVID-19 pandemic, adding complexity to scheduling and coordination efforts.
Despite these challenges, the project benefited from strong local support. The Town of Brookfield recognized the need for additional housing, particularly options that include an affordable component, and worked collaboratively through the permitting process to help move the project forward.
Overland Crossing Apartments now stands as a meaningful addition to the community, expanding housing availability while reflecting careful planning, coordination, and execution.
