Haley Ward Receives Notable Project Award from MEREDA for the Renovation of The Northeastland Hotel
BANGOR, MAINE- Haley Ward is proud to announce that it has been honored with a notable project award from the Maine Real Estate & Development Association (MEREDA) for its work on the renovation of the Northeastland Hotel in Presque Isle, Maine.
The Northeastland Hotel, originally built in the 1920s, underwent a transformative renovation led by Haley Ward as the architect, in collaboration with Bowerbird Design Collective as the lead interior designer and Nickerson & O’Day, Inc. as the construction manager. The project was spearheaded by Ignite PI, a nonprofit organization dedicated to fostering collaboration and revitalization in Presque Isle.
Phase I of the project, completed in March 2023, focused on the renovation of over 8,900 square feet of space on the ground and basement levels, including the creation of a co-working Innovation Center, revitalization of the hotel and restaurant, and enhancement of common areas.
The renovation prioritized energy efficiency and sustainability, with upgrades including the installation of modern insulated windows, a new HVAC system, and energy-efficient lighting. These enhancements not only improve the building’s environmental footprint but also contribute to long-term cost savings.

The renovation of the Northeastland Hotel has had a significant impact on the local community, creating 51 new jobs and generating $1.46 million in new wage growth. The project also provided a boost to the local economy, with over 50 vendors and more than 100 tradespeople involved in the construction process.
Projects selected for the MEREDA Notable Project Award are chosen based on a variety of criteria, including noteworthy completion in 2023, environmental sustainability, difficulty of development, uniqueness, economic impact, energy efficiency, social impact, and job creation.
