Project Scope

Haley Ward has partnered with Stokes Marine since 2020, building a strong working relationship rooted in responsiveness and technical precision. Stokes Marine, led by owner Brent Stokes, specializes in the construction of docks, seawalls, and boat lifts. They initially engaged Haley Ward in search of a reliable survey partner who could support their projects with consistent, high-quality work. Early on, our team adapted our survey deliverables to align with their specific preferences, creating a tailored approach that has supported efficient project execution ever since.

Our collaboration has included a mix of direct contracts with Stokes Marine as well as projects where we are engaged by their clients. Much of the early work focused on residential waterfront improvements, where accurate surveying plays a critical role in the design and placement of docks and boat lifts. These projects often require specialized expertise in riparian boundary surveying, which defines the rights of waterfront property owners beyond the upland boundary. This type of work can be complex, particularly in canals, rivers, and other water-adjacent environments, and requires a surveyor experienced in navigating the nuances of riparian rights to avoid conflicting interpretations. Haley Ward’s proficiency in this area has led to continued referrals and repeat work.

In recent years, the scope of work has expanded alongside Stokes Marine’s growth. Their team, including Payson Nossaman, has taken on an increasing number of boardwalk repair and reconstruction projects, many commissioned by municipalities and local agencies in response to storm damage from hurricanes such as Ian, Milton, and Helene. Haley Ward has supported these efforts by providing construction staking to guide installation, as well as as-built surveys to verify that completed structures align with design specifications. This work has included projects in environmentally sensitive areas such as the J. N. “Ding” Darling National Wildlife Refuge, where precision is critical. For these boardwalk projects, components are often prefabricated off-site, making accurate field data essential for proper placement of pylons and successful installation.

Through this ongoing partnership, Haley Ward continues to provide dependable surveying services that support Stokes Marine’s evolving project portfolio, from residential waterfront structures to large-scale public infrastructure improvements.
